Real Estate Grants

Real estate grants are free money for some sort of location-based development. Grants strictly for profit from real estate do not exist. However, real estate development that also revitalizes a low-income community may be available for select projects. Real estate projects that provide housing and jobs for low-income people are the types of projects available for grants.

The federal government recognizes that a home and job is part of the American Dream. People who have jobs and homes make their communities more vibrant. Therefore, there are real estate grant to stimulate economic growth and the building of affordable housing.

Grants for Housing and Economic Development

The federal agency, Housing and Urban Development has multiple grant programs to revitalize communities. The agency gives large grants, also known as “block grants” to low-income and distressed areas in the United States. The States and local areas take block grant money and then redistribute it to public services and to economic and housing development.

An organization or business that resides in an eligible urban or rural area may be eligible for grants. Usually there are many requirements such as a percentage of low-income people use the housing or the number of jobs created. Projects that win funding score the highest points in grant applications. Experience, capacity, partnerships, financial match, and many other factors are considered for a real estate grant.

For an individual real estate enterprise to win a grant, it must partner with neighborhood level initiatives. Most local planning efforts are done with coalitions of citizens, businesses, non-profits and elected officials. If a real estate project wins community support, it was a much greater chance of grant funding.

Real Estate Grants for Homes?

Real estate grants for home ownership are not available. The reality is that many people cannot afford a mortgage, but the government does not have the funds to help every citizens.

Instead, the government has granted money for experts to provide technical assistance and information. In many local communities, there are non-profits that provide free services for home owners and renters. These free services may include: financial counseling, housing counseling, legal help with housing issues, and help in applying for a mortgage loan.

While there are no grant options, information may help a home owner find a lower interest loan, refinance their debt, or learn ways to conserve energy and reduce costs.

There is also assistance to people who are low-income renters and people who are on the brink homelessness. There is available legal help to tenants who are being unfairly treated or living in unhealthy apartments. There are also rental subsidies to people who are very low-income, disabled, or are senior citizens.
